ViaWest Group is seeking to hire a Property Manager.  This position will be responsible for overseeing all aspects of day-to-day management, construction management, and renewal/expansion leasing for multiple office, retail, and industrial properties in the greater Phoenix area.

Essential Functions:

Accounting:

  • Manage monthly collections including invoicing, reporting, and verification of monthly billings against rent rolls
  • Invoice tenants for services rendered, ie tenant billbacks with the help of Admin
  • Control operating costs, capital expenditures, and general & administrative costs
  • Approve property invoices including general ledger coding
  • Utilize accrual-based accounting
  • Experience with expense gross-ups
  • Prepare and submit monthly owner financial reports
  • Prepare and implement annual business plans and budgets
  • Prepare annual CAM reconciliations
  • Initiate loan draws and submission of loan documents as required by lenders

Tenant / Vendor Relations:

  • Provide first-class customer service to meet tenant needs & coordinate as needed to resolve issues
  • Create/prepare appropriate scopes of work and conduct for vendor bidding process
  • Obtain/maintain updated COI’s
  • Tenant Touch program

Administrative:

  • Lead a team consisting of an Assistant, Administrator and Engineers  (initially an Engineer only)
  • Understand and utilize efficiency standards set by ViaWest

Marketing / Leasing:

  • Maintain high level of understanding and knowledge about local market conditions and competition
  • Develop and maintain strong broker relations
  • Review financial statements, credit references, and qualify prospective tenants
  • Make lease recommendations for management approval
  • Manage tenant retention, renewals, expansions and contractions with the help of Director of Leasing

Construction / Capital Improvement Management:

  • Understand the construction process
  • Work with architects and tenants on space planning
  • Read and understand construction drawings
  • Bid Tenant Improvements with the help of Director of Facilities
  • Assist Director of Facilities with TI and capital improvements

Due Diligence:

  • Manage the on-boarding of new property acquisitions
  • Assist in the disposition of assets for sale

Knowledge and Skill Requirements:

  • Team player with a positive attitude
  • Bachelor’s degree preferred
  • Arizona Real estate license required
  • Minimum 3 years of commercial office property management experience
  • CCIM, CPM or RPA designation (preferred but not required)
  • Proficient in Word/Excel and Yardi property management software
  • Leadership and supervisory skills
  • Strong communication, interpersonal, analytical and organizational skills
  • Familiarity with blue prints, architectural terminology, building codes, competitive bid procedures and the duties of various trades
  • Willingness to work overtime as needed
  • Maintain a valid driver’s license – driving required (mileage reimbursed)
